Questions Chicago-Area Homeowners Ask Us
Most roof problems are invisible until they've already caused damage. Things like a cracked pipe boot, a popped nail, or hail-bruised shingles all look normal from the street — you'd only catch them walking the actual roof surface. By the time a stain shows up on your ceiling, water has usually been getting in for months.
The biggest ones we find are: pipe boot seals cracking from UV exposure (often within 8-10 years), flashing separating at chimneys and valleys from years of expansion/contraction, ice dams caused by poor attic ventilation during winter freeze-thaw cycles, and hail damage that bruises a shingle without tearing it — which can leak 6-18 months after the storm that caused it.
Hail can crack a shingle's internal mat without punching all the way through. The shingle still looks intact, but its waterproofing is compromised. That damage often doesn't show up as an actual leak until months later, which is why post-storm inspections matter even if you don't see obvious problems yet.
Not always. Clogged gutters are one of the most common non-roof causes — when water backs up instead of draining, it sits against the fascia and can wick up under the first row of shingles, causing rot and interior leaks that look exactly like a roofing issue.
You usually wouldn't, on your own. Poor attic ventilation causes warm air to melt snow on the upper roof, which refreezes at the cold eaves and forms an ice dam that pushes water backward under the shingles. This gets misdiagnosed as "old roof" when the real fix is attic insulation or ventilation.
A spring inspection catches whatever winter did to your roof before spring storms find the weak spots. A fall inspection catches summer wear and sets your roof up right before winter. Maintenance pricing covers a routine inspection designed to catch those same problems while they're still small and inexpensive to fix. Customers on a maintenance plan typically spend less overall, because small issues get caught at $400–$600 instead of turning into $500–$1,500 repairs or, in the worst cases, full roof sections that need replacing.

A cracked pipe boot caught during a routine visit stays a $400–$550 replacement.
